A New Refreshing Paint Works & Outlooks To PP8A G&G Community Scheme Grand Entrance

The first MPSepang fully approved Gated & Guarded Community Scheme in Taman Putra Prima, Phase 8A is entering into the third year of maintenance and up keeping of security and equipments since its establishment in December 2011 by the RA.

The entire main entrance including the road kerb, guard-house, wing wall, barricades and road bump were re-painted with high quality Nippon weather-bond, glossy red /white enamel paint and weather resistant sealer.

Hibiscus shrubs, perennial plants including the Madagascar rosy periwinkle  and royal palm trees are nourished with fertilizers and water regularly to ensure the plants are green, healthy and refreshing all year round.

These well blended landscaping amidst lavish greenery and bright red hibiscus blossoms also attracted many “visitors” to our park, the lovely and agile Olive Backed Sunbird is among the most frequently sighted  species “visitor” along the main entrance road.

 

Persatuan Penduduk JPP2 AGM was successfully held on 30/3/2014

Pursuant to Article 8(3) of our resident association constitution, AGM was duly held on 30th March 2014, venue at 15, Jalan Industri Mas 10, Taman Mas. And the followings had been conducted accordingly in the meeting:

 a) To receive the minutes of the previous annual general meeting;

b) To receive the Committee’s report on the working of the Society  during the previous year;

c) To receive the Treasurers’ report and the audited accounts of the Society for the previous year;

d) To elect a Committee and to appoint auditors for the ensuing year;

e) To deal with such other matters as may be put before it.

Item (a) (b) & (c) were read by Secretary and Treasurer respectively and received by the meeting. New committees were duly elected, and auditors had been appointed for the year of 2014—2015

As on the issue of divider fencing and playground, the new committee will look forward to the subsequent 4-Parties meeting to be called by Majlis sometimes in April. The AGM also approved a proposal put forward by the chairman to appoint a book-keeper with provision or monthly allowance to assist the treasurer in keeping all the association account and collection records in placed.

 The meeting adjourned at 10:00pm

The western end of Jalan PP2/8 of TPP8A  is indeed a bird sanctuary for many species of native birds and a frequent stop over for migratory birds as well. The reserved green belt along the water retention basin wetland is an ideal breeding ground or natural habitat for a dozen species of exotic and native birds in the vicinity of Puchong suburb .

Every morning and evening, dawn and dusk, especially after raining you can easily sighted King fisher, Water-hen, Magpie robin, Common Myna, Jambul, Bee-eater, Spider-hunter, Sun-bird…………foraging, flying and singing. An explicit  scene of  biodiversity and bird conservation region.

It is interesting to share with my fellow 8A residents that a pair of Peaceful (zebra) Dove (merbuk,/ 斑鸠) used to be foraging and singing in front of my residence built its nest and gave birth to two chicks at my bonsai tree just next to the Resident Committee Chairman honour plaque and our security logbook box. Under my custody and care the chicks were grown and set to fly back to wilderness.

Doves mate for life, are incredibly loyal to each other and work together to build their nest and raise their young. Because they tend to nest in areas that humans can watch, people picked up quickly on the idea that doves were dedicated, honorable and peaceful. While hawks and other birds of prey would violently attack their neighbors, the dove was a bird of peace, eating seeds, easily trained to eat out of the hand or to become domesticated. Beginning with the Egyptians, the dove was as symbol of quiet innocence. The Chinese felt the dove was a symbol of peace and long life. To early Greeks and Romans, doves represented love and devotion, and care for a family. The dove was the sacred animal of Aphrodite and Venus, the goddesses of love and friendship. The dove also symbolized the peaceful soul for many cultures.

The controversies over the demolition order of the divider fencing and common playground were finally cleared by a 4-Parties Meeting held in Melur conference room at MPSepang Cyberjaya this afternoon. The meeting called by YDP was chaired by Puan Rozeta Binti Md Yusof (Pengarah Jabatan Perancangan) it was attended by Mr Teh, Mr Tai and Mr Yap from Plenitude, Mr  Issac Lai  & 2  committee members Chen & Kiew from 8B, Ahli Majlis Mr Pulanthran, And few other officers from the Majlis. Our 8A RA delegation was represented by Chairman Mr Kong, Mr Ng Kuo Sin, Dr Joan Tan, Priya and Aaron Wong.

Puan Rozeta started the meeting with her welcoming speech followed by briefing on the current status of 8A & 8B G&G application process and approval. Both 8A & 8B were granted the approval for G&G planning, while 8A got all the necessary approvals or license for Gated and Guarded Community Scheme including the TOL, Building Permit, TNB and Syabas for the guard-house.

Whereas 8B guard-house still not getting the TOL and Building Permit yet, There are still some technical matters pertaining to the issue (i.e. too close to the main road and sitting on the drain). The existing divider fencing shall remain for security reason until further decision on the following 2 options suggested by Puan Rozeta.

Option 1

8A and 8B shall merge as one scheme, the 8B existing entrance shall serve as emergency exit only, the main entrance for the merger scheme shall be the existing 8A entrance, to remove the existing divider fencing and to open up 2 connecting road barricades.

Option 2

8A & 8B will be separated entirely with fencing on both sides of the playground, small gates will be provided along the fencing, each RA shall decide and manage on the opening hours of the small gates along their side, maintenance of the playground equipment by the Majlis, the cost of putting up the  2nd fencing is entirely borne by developer.

The majlis is in favour of option 1 provided both RA agreed to merge, failing which the only option is full separation of the 2 schemes should 8B got all the subsequent approvals in due course. (i.e. TOL & Building Permit)

Next follow up meeting will be fixed in April to decide which option is preferable by the delegation of 8A and 8B. Once decided the meeting will go into more in-depth discussion.

It is interesting that the newly launched “The Garden @ Semenyih Mewah 4” is very much look-alike to our PP8A grand entrance especially the guard-house.

G&G stutus, guardhouse, motorized boom gate, plus 2 years free maintenance fees all taken care by developer.

Nevertheless, it is worthwhile to notice that the sales brochure below  is vividly stamped with a Gated  & Guarded Community printed decal and illustrated with 4 motorized boom gates in place, not just mere quietly or verbally  indicated by some less committed competitor through our past experience.

Moreover, I think The Garden developer is thoughtful and genuine enough  to extend 2 years security maintenance coverage for free. This is most crucial and appreciated by the RA as generally occupancy rate to any new housing scheme is very low from the beginning, many investors are neither decided to sell nor keep for a longer period, and usually home buyers take at least 1 to 2 years for renovation before they can move in. Thus it is difficult for the resident association to manage collection themselves, and it is even more difficult having need to go through all the hassles or bureaucracies, applying and complying to the local authority for the necessary G&G approval and license such as TOL, water electricity connection, guard-house building permit……etc

For those unfamiliar with us, we have been through all these alone, we know the nightmare, so do our neighbour 8B and still arguing over the sharing of playground and demolition of perimeter fencing from the jabatan perancangan of MPSepang, the 8b guard-house complete approval still in question, and most disheartening our developer is staying off from the dispute or mess created by them.

I hope in future any developer who wish to sell their products as gated and guarded scheme please complete and put everything in place plus 2 years prepaid or free maintenance fees before hand over to the poorly organised inexperience RA. It is an unethical marketing practice to lure them as G&G, the fact that it is so difficult to get enough volunteers or purchasers to do all these.  Many ignorant residents or new born RAs do not know about the running of G&G until they caught and stuck into the process.

Kindly let the purchasers beware ( Caveat emptor) , no more half-cooked potato or conjoined twin ( 连体双胞胎) please.

Who & Why created the messy conjoined twins of 8A & 8B?

The Developer and Majlis had created a big dilemma to 445 purchasers or residents of Phase 8A (197 units) & Phase 8B (248 units). The Majlis wanted to open up the divider fencing between the 2 phases but failed to address the issue of connecting roads (cul-de-sac), security control  over the perforation of perimeter fencing and the legality of 8b guardhouse of the two separated G&G schemes.

It is like a conjoined twins or commonly named as Siamese twins. It is difficult to be surgically resolved. Most cases of separation are extremely risky and life-threatening. In many cases, the surgery results in the death of one or both of the twins. Even the surgery is successful they  do not live to their normal life expectancy or premature death.

Similarly, it is cautious that, any harsh action imposed by the authority without due consideration and consultation with the JPP, RA and all the residents is likely detrimental to the effort of promoting long lasting security, peace, stability and good neighbourhood or harmonious living environment to the region.

Please see below, from the old master plan, it is clear that 8A & 8B were in fact planned as 1 phase with 1 exit, 1 garden or playground in the middle. But some way along the development (gestation), the embryo splits into two,  or became Siamese twins with 2 exits (2 mouths) , 2 RAs (2 heads), 2 bodies (2 phases), 1 playground ( sharing 1 lung and 1 heart)…..

Now, the developer (mother) and the authority (surgeon) blames the twin babies why can’t you all just live a happy life and be quiet instead keep crying every day & night…………

Fenced up, Guarded Access & many facilities were promised way back over a decade ago by the developer

Coincidentally, over a decade old article which appeared in THE EDGE published on December 17, 2001 explicitly touching on the controversial subject of fenced up and guarded access to each phase of Taman Putra Prima was brought to the attention of the RA/Gabungan.

The then GM Mr Ivan Hor says  “extra” features provided at no additional cost are what differentiate Taman Putra Prima from other developments. Each phase for instance, will be fenced up, with his own guarded access and this is for free.

“When people  buy these homes, they don’t expect it to come with a security feature. But here, this is exactly what we are giving them, We didn’t even advertise this in our sales brochure,” Hor reveals.

The developer also plans to build wading pools and cabanas to facilitate community building. The plan for these have been submitted to the local authorities, and Hor says approval has been given in principle.

Foot and bicycle path will be linked, enabling residents to walk or cycle within the township. There are also plans to incorporate cul-de-sacs to reduce the free flow of traffic and speeding within the housing area.

The security conscious and peace loving PP8A residents welcome the newly shifted in police squad from Putra Perdana to Taman Putra Prima. Before, our Taman Putra Prima pondok polis used to be served as a stop over or rest area stationed by  only one or two police constables.  Now it is a full function police station (balai) equipped with operation rooms, 24 hour service counter  and is headed by a ketua balai S/Insp Aziz bin Ali.

Coincidentally, the police station is just located several hundred meters away from the guard house or main entrance of our  gated and guarded community scheme. It is indeed our nearest neighbour and the most strategic security supporting counterpart.

As a gesture of appreciation to the squad dedication and commitment to battle against crime in our Taman, we the RA is most delighted to contribute a 1.5HP brand new York aircon unit to the renovating police station.

Let’s join effort with the police and contribute our part to turn TPP8A into the safest place or home for all.
