The RA wishing you all have a wonderful festive season. As many of you may be leaving home to visit your relatives, balik kampong or some may take this opportunity for an oversea tour.

Kindly be advised please don’t compromise our home security and please update your phone number to the RA or security guard in case of need.

It has been also our tradition to give away angpows and biscuit to our guards who help to safe guard and look after our Taman for the entire year. Further more their contract with us is without provision for public holiday extra pay. Hopefully your generousity may help to alleviate their little income for a more prosperous new year.

Our Taman sewerage system was attended by the most advanced technology from the renowed Australian RIB LOC Co

It was lerned that this is one the most advanced technology brought in from Australia to rectify  or to repair the faulty sewer line beneath the road by Indah Water Konsortium IWK. Hopefully our newly repaired and resurfaced road will be free from any sinkholes from now onwards.

The PP8A residents indeed very grateful that the road and sewerage problem had attracted the attention of the authority followed by the high level intervention from YDP of MPSepang, Selangor Senior Exco and IWK. Thanks to the persistent hardwork from our dynamic  PP8A Resident Association.

The system consists of a single, manageable strip of PVC or HDPE, which is spirally wound into the existing pipeline via a patented winding machine positioned in the base of an existing manhole or access chamber. Towards a successful Resident Association

How can residents play their part in sharing responsibilities?

In today’s challenging living environment many housing estates today have their own Resident Associations. No matter whether a housing estate is big or small, it comprises a community who share the same common areas, roads, parks and recreational facilities. What more if majority of the residents are aspiring to live in a gated and guarded community which needs to collect security/maintenance fees and putting up a 24 hour operated guard house.

With these shared facilities they also share the same interest and responsibility of taking care of them by coming together and forming a Resident Association, to make sure their interests are protected.

More often than not, ordinary owners are only interested in their own purchase and most do not even consider their part in the community. This must change, as the spirit of caring for others in the community can only improve one’s life and not make it worse.

To begin:

  1. Get a few owners from your development area to volunteer.
  2. Get support from your surrounding residents to join the Resident’s Association.
  3. Request the developer’s assistance for contacts, or advertise through any media if necessary, or even conduct a house to house visit for your neighbours.
  4. Distribute details of owners keen to form an association to other owners.
  5. After receiving support from your neighbours, set a date to form the association.
  6. Elect the committee members. A good sized committee has between 10-12 members depending on the size of your housing area. Do take note: A committee with less people tends to be unrepresentative and too many people will make it difficult to operate. Each committee member has an important role to play. The 3 key roles in any committee are the chairperson, secretary and treasurer.

Once the resident association is formed and the committee is elected, write to the developer and relevant authorities to inform them of the existence of such an association and the key people to communicate with.

What is the advantage of a Resident’s Association?

  1. Work together to fight neighbourhood crimes such as snatch thieves, burglaries and break-ins.
  2. Have an advantage in working closely with the developer and authorities (MPSepang), to look after neighbourhood interests.
  3. Act as a watchdog for the community.
  4. Have a cohesive voice in the interest of the community.
  5. To share the workload should there be a need for sharing task.
  6. A contact point to serve as a communication centre among the neighbours. (like setting up a forum in blog)
  7. Share resources and ideas to maintain or improve the community, cleanliness and security.
  8. Increase the value of the property by developing a safe and friendly neighbourhood.
  9. Volunteer for a good cause towards an enjoyable life in the community.
  10. Budget 2013–RM40 million for 4,025 resident associations registered under the Registrar of Societies, with each association receiving RM10,000.

Quite often some major and controversial local issue is the stimulus to form an association, so do not wait until you have problems in the neighbourhood before setting up your Resident Association. Share the happy times together too. The pleasure of your new home is enhanced when you know your neighbours. Good dialogue sessions and careful advance planning among owners, developers and relevant authorities go a long way toward creating a successful community.

Our beautiful & clean play ground is at risk now, the fencing between 8B was found been torn apart this morning at the frontage of unit 51, PP2/9.

Security Perforation: vandalism, or just malicious act?

We had reported the incident to ketua balai Pondok Polis Taman Putra Prima. Soon after the RA had deployed worker to restore it. However we do urge residents to keep an eye on this and be alert.

Chairman Mr Kong was invited to participate in the workshop on Guard-house and TOL issues for Gated & Guarded Community Scheme in Selangor

The Workshop was attended by some selected RA chairman / representatives  and  officers from several Selangor state departments including PTG, Majlis Daerah/Perbandaran. This workshop was initiated by Selangor Senior Exco YB Teresa Kok to look into various problems faced by the residents or Resident Associations and to formulate and to streamline state/local government policy for approving guardhouses. Many related issues had been raised and discussed including guidelines, enforcement and TOL.

It has been a challeging 1st year for the Persatuan Penduduk JPP2

 the chronicle review of  TPP8A  till 31/12/2012

  1. 11/04/2011, We had 100% of the 197 unit owners agreed and signed for the application for the erection of perimeter fencing and guard house to the Yang Dipertua Majlis Perbandaran Sepang.
  2. 24/9/2011, the second meeting of the protem resident association of phase 8A initiated by the developer was held at the conference room of Plenitude Permai office, the agenda of the meeting were election of the committee and office bearer and appointment of security company for phase 8A to succeed the soon expiring  prepaid 6 month security service . however the meeting were attended by some 26 unit owners only (13%), following that the protem committee decided to have a total reach out and a massive exercise to launch a campaign of referendum on setting up a Gated and Guarded Community Scheme.
  3. 15/11/2011, Over 80% of the unit owner responded positive or supportive and returned with the signed referendum to endorse the RA for managing the security booth and hiring of KDN licensed security firm and approved the collection of setup cost and maintenance / security fees. ( 1–2% disagreed with the rate/concept, and about 10% not responded to our referendum but did signed for the application for the erection of guard-house and fencing)
  4. Gradually, nearly 95% of the units had been contributing to the setup cost and the  fourth monthly maintenance/ security fees to date.
  5. 15/12/2011. The RA took over the hiring/control of PP8A security service from the developer after the expiry of 6 months prepaid (6xRM80.00/month) mandatory maintenance plan imposed to every unit purchaser during the key handing over of the purchased unit.
  6. 14/12/2011 Successfully requested RM2.6 million allocation from Selangor state government through Senior Exco YB Teresa Kok to re-build the sinkhole road (Jalan Putra Prima Utara) after closing for nearly 3 years.
  7. 4th Jan 2012. The Persatuan Penduduk JPP2 was officially formed and registered with the Registrar of Society.
  8. Within couple of months nearly all the facilities mentioned / promised in the referendum had been gradually installed, commissioned and functioning properly, including but not limited to electricity, water, telephone, broadband utility connection, 3 motorised boom gates equiped with Touch & Go card reader access.  8 infra-red cameras CCTV 24 hour recording and with distant /remote monitoring capability via smart phone and computer internet. Spot lighting, road signed board, collapsible road divider with night vision enhanced reflector, 2 electric oscillating fan , 1HP split unit air condition unit, adjustable venetian blind sun-breaker. Acer desk top computer  was purchased to administer, monitor and record the card access system and a Acer laptop  plus laser printer to update and to manage the collection status.
  9. 13/6/2012 Obtained guard-house building plan approval from MPSepang
  10. 30/6/2012, Successfully organised ground breaking grand ceremony and invited many VVIP including Senior Exco YB Teresa Kok, MP Puchong YB Gobind Singh, YDP MPSeapang, Tuan Sayuthi, 7 Ahli Majlis including Mr. Santokh Singh, Mr. Lwi Kian Keong, Pengarah Kejuruteraan En Zulkefli Bin Mohd Arif, and several Top managers from Plenitude Bhd and some 500 residents attended the function accompanied and graced by 2 lion dance troupes. Food catering sponsored by developer Plenitude Permai Sdn bhd.
  11. By 31/12/2012 – Successfully put up and maintain this informative Blog with total 58 posts, 7 categories spreading over 21 pages, with over 240 comments or respondents and visited by some 17,780 viewers all times.
  12. By 31/12/2012 No incident of car been stolen, robbery, assults or fighting causing bodily injury  was reported within the compound of the gated and guarded community over the entire year of 2012 and before.

Last year  (2012) was indeed a very difficult year for the inexperienced and green RA to bring about all these  security setup to TPP8A and to materialize all those agenda listed above, where the RA was virtually given no guidance and assistance at all from the developer, we painfully worked through the dark or predicament and managed to overcome most of the obstacles, shortcomings, and even some sabotage acts from certain groups.

We hope the year 2013 will be a better and smoother one, Once again the RA would like to take this opportunity to thank all the residents for your past, present and future continuing support . And lets us worked together to upkeep all these facilities and installation,  look after the cleanliness of your neighbourhood  or surroundings and abide to the house rules and regulation to make our Taman the best buy for your property investment, the envy by others  and a better place to live and to raise your children/family.
