Fenced up, Guarded Access & many facilities were promised way back over a decade ago by the developer

3/12/2013 RA Reporting

Coincidentally, over a decade old article which appeared in THE EDGE published on December 17, 2001 explicitly touching on the controversial subject of fenced up and guarded access to each phase of Taman Putra Prima was brought to the attention of the RA/Gabungan.

The then GM Mr Ivan Hor says  “extra” features provided at no additional cost are what differentiate Taman Putra Prima from other developments. Each phase for instance, will be fenced up, with his own guarded access and this is for free.

“When people  buy these homes, they don’t expect it to come with a security feature. But here, this is exactly what we are giving them, We didn’t even advertise this in our sales brochure,” Hor reveals.

The developer also plans to build wading pools and cabanas to facilitate community building. The plan for these have been submitted to the local authorities, and Hor says approval has been given in principle.

Foot and bicycle path will be linked, enabling residents to walk or cycle within the township. There are also plans to incorporate cul-de-sacs to reduce the free flow of traffic and speeding within the housing area.

8A RA presented a brand new 1.5HP York aircon to Tmn Putra Prima police station

20/11/2013 RA reporting

Chairman Kong presenting the aircon remote controller to ketua balai S/Insp Aziz and accompanied by Gabungan Secretary Terence Choong

The security conscious and peace loving PP8A residents welcome the newly shifted in police squad from Putra Perdana to Taman Putra Prima. Before, our Taman Putra Prima pondok polis used to be served as a stop over or rest area stationed by  only one or two police constables.  Now it is a full function police station (balai) equipped with operation rooms, 24 hour service counter  and is headed by a ketua balai S/Insp Aziz bin Ali.

Coincidentally, the police station is just located several hundred meters away from the guard house or main entrance of our  gated and guarded community scheme. It is indeed our nearest neighbour and the most strategic security supporting counterpart.

As a gesture of appreciation to the squad dedication and commitment to battle against crime in our Taman, we the RA is most delighted to contribute a 1.5HP brand new York aircon unit to the renovating police station.

Let’s join effort with the police and contribute our part to turn TPP8A into the safest place or home for all.

Lowering Of Water Retention Basin Level & Desilting Works To Ease Off Road Flooding

(15/11/2013 Taman Putra Prima reporting)

The western end of the newly repaired Jalan Putra Prima Utara is still flooding after heavy down pour. This persistent problem was brought to the direct attention of the Jabatan Kejuruteraan MPSepang by the 8A resident association several months ago.

Among the immediate measures taken by the Jabatan Kejuruteraan including building more scupper drains and weep holes along the flood prone area, two  new box culverts were laid across Jalan  Taman Mas to alleviate the discharge capacity by diverting substantial amount of the storm water to Taman Mas instead of flowing to the over loaded Tmn Putra Prima storm retention basin.

However due to new developments added to the upper stream, plus clogging of water canal at the downstream, Engineer from the Jabatan Kejuruterran of MPSepang En Mohd Hairil Ridza Bin Hashim and Pengarah Puan Nurulbaiti Binti Zainuldin had several discussions and follow up site inspections with the Vice Chairman of the Residents’ Consultative Committee of Zone Putra Prima & Taman Mas (Jawatan-kuasa Perunding Penduduk) or (JPP) Mr Kong Kok Meng.

A quick decision was made yesterday  to deploy a tractor mounted jackhammer to reduce the design level of the spillway structure or ponding level of the existing water retention basin, and to prescribe desilting work at the down stream in order to ease off the slow discharge of storm water.

Hopefully with these rapid remedial actions by the Jabatan Kejuruteraan, the discharge of the excessive storm water that causes frequent flooding to our road is under controlled.  The RA  also like to express gratitude to the officers of Jabatan Kejuruteraan for their dedication.

遭灵市政厅拆除围栏的地区包括阿拉白沙罗PJU1A/43路与PJU1A/43E路、万达镇BU6/6与BU7/1路、万达镇BU6/2与BU7/1路及SS22/2路。执法人员拆除不符合指南规定的铁柵和移走油桶等。

Assess objectively before taking hardline approach against scheme

Star Metro, letter 6 Nov 2013

MPPJ enforcement unit dismantling barricade

“We live in an age where some residents in high-risk spots fear for their security at all times. With broad consensus from the residents concerned, the RAs have taken a practical solution to protect themselves and their properties in view of the inadequacies of our system.

Looking at the situation, the local authorities should have come up with an objective assessment of the area before taking the hard-line approach.

Many questioned the enforcement action by the local council, which should always be above reproach as it is their responsibility to protect residents, too.

It is clear that dissenting views are not uncommon when it comes to the gated-and-guarded concept.”

Market or home buyers perspective on G&G developments

The term ‘Gated and Guarded’ or G&G often invokes images of an exclusive enclave of the rich and famous. A residential haven with spacious, expensive houses equipped with exceptional security features such as :

  • 24-hour patrol services, guardhouses with sentry guards on the alert,
  • Gates or high fences at the entrance of the area with rigid rules and stringent regulations for entry and exit systems.
  • The state of the art CCTV surveillance and even perimeter fencing with laser detectors.

While this may be true in some cases, in Malaysia, G&G developments are not just catered to the super wealthy but middle class wage earners too.

The home buyers perspectives on G&G Development: Security, privacy, exclusivity, luxury and prestige.

APPEAL OF G&G DEVELOPMENTS

These days, it seems near impossible to flip through the newspaper without reading a harrowing story about a robbery or break-in. Crimes are ubiquitous and people are getting more cautious and willing to pay for their peace of mind. Many property buyers are specifically seeking out a high level of security when searching for their homes. “Guarded and gated developments have become popular largely due to the high crime rates,” says Chan Wai Seen, executive director of JS Valuers Research & Consultancy.

Due to this increasing demand in secure housing, property developers have to constantly evolve their builds in order to keep up with these buyer’s desires.
