SOP Guidelines


A. New or Additional Car Access LPR Application

  1. Fill in the LPR registration application form.
  2. Pass completed application form to Security Guards or Treasurer.
  3. Treasurer will check account status.
  4. If account status healthy, your car number will be registered into the LPR system subject to  applicable terms and condition.
  5. If account is overdue, reject application by whatsapp, together with Payment Notice.

B. Deactivation of LPR access

  1. If account is overdue, notice / statement will be given, failing which , LPR access will be deactivated
  2. Reinstatement of LPR activation upon full settlement of overdue account plus admin fees.
  3. Any query please check with Chairman/Treasurer/committee

C. Maintenance and Renovation

  1. General Maintenance and Repair Work.
    a. Routine repair or maintenance work that does not generate loud noise (e.g., painting, plumbing, air-conditioner servicing, minor electrical work) is allowed.
    b. Permissible working hours: Monday to Sunday, 9:00 am – 6:00 pm.
  2. Major Renovation Works (Noisy Works: Hacking, Drilling, etc.)
    a. Major renovation work involving hacking, drilling, or any loud noise is only allowed from Monday to Saturday, between 9:00 am – 6:00 pm.
    b. Strictly prohibited on Sunday & Public Holiday.
  3. Contractor Access & Work Permit.
    a. All contractors (maintenance / renovation) must register at the guardhouse prior to entry.
  4. Renovation Deposit and Penalty.
    a. For Renovation job which requires a Roll-on Roll-off (RORO) Bin or Crane/Skylift, a Renovation Form and renovation deposit is required prior the renovation job. The deposit acts as a security for the RA against potential damage caused during renovations.
    b. Upon completion of the renovation and assuming no damages, this deposit should be refunded.
    c. Residents must submit the Renovation Form to the Guardhouse at least 7 days advance and bank in the deposit RM1,000 to RA Account.
    d. The renovation deposit must be paid prior to the commencement of any renovation works. Owner must keep the receipt as evidence of deposit payment.

    e. Violation of any renovation rules, especially involving noisy work during prohibited times, will result in the forfeiture of the full deposit.
    f. Refund: The deposit shall be refunded once the renovation is finished (upon owner’s notification to RA) and no damages are identified, and all debris is clear.
